At Gagne Custom Homes we have a defined building process that may differ from other builders in the industry. We follow this process to ensure our clients experience is as stress free & enjoyable as possible. Whether it’s building a new home, completing a large remodel, or just wrapping up a small custom project. We understand any size construction project can be a large financial commitment and a stress filled endeavor. However, it does not need to be, with the right planning, pricing, & scheduling from the start your Build/Remodel/Project should be an enjoyable one!

Planning

  • Initial Vision

    • We start with an initial appointment at our design studio to gain insight on the scope of your project and discuss initial questions.

  • Establishing a Budget

    • We ask all clients provide a pre-approval amount from a lender or a proof of funds letter to ensure the funding is available to complete what the client has in mind. We work with multiple local lenders that offer a variety of financing options.

  • On site visit

    • Whether its visiting a lot you’re looking to build upon or an appointment at your existing residence, we will come out and make sure to get a scope of the land/project in person.

  • Design & Selections

    • We have established relationships with local Architects/drafters/interior designers that we offer as resources to our clients in the design & selection of finishes process.

    • One way we differ from other builders; we spend the time upfront with our clients finalizing every aspect of design & all selections of finishes going in/on your home/project ahead of time. There are no allowances & unknowns which can lead to unforeseen costs. This eliminates the delays and costs of large change orders & the stress associated with making selections in a compressed timeline during the build. It also allows us to provide our clients with a firm price for their project.

Pricing

  • Firm Pricing

    • With design and selections finalized up front, we are able to take this information and provide our clients with detailed, firm, final pricing. There are no estimates/allowances/surprise costs incurred at closing.

    • In rare instances there may be certain aspects of a project that cannot be priced in stone, if this is the case we will talk through this with our clients prior to any contracts/obligations to ensure no surprises at the end of the project.

  • Contract & Appraisal

    • We provide clients with our construction contract prior to signing day to ensure they have the time to properly review and establish any questions/amendments.

    • Whether the client is working with their own lender or one we have referred, we put together an appraisal packet and work with the lender directly to ensure an efficient appraisal & closing process regarding the financing of the build.

Build Out

  • Scheduling

    • When we establish lead times from our vendors we construct a build schedule outline to provide clients with an estimated build completion date from the very beginning.

    • As with all construction there commonly can be unforeseen delays with vendors/materials. Any delays are clearly & concisely communicated to the client & updated to the completion date.

  • Walk-throughs

    • We want our clients actively involved throughout the construction process, we have regularly scheduled walkthrough appointments with clients throughout the entire construction process. This not only allows our clients to view the craftsmanship we provide in all aspects of our builds, we can answer any questions that may arise and ensure no detail is missed.

  • Completion & Warranties

    • At Gagne Custom Homes we want our clients completely satisfied with their new home/remodel/space. This means taking the time to have the customer review our final product and addressing any punch list items that may have been missed prior to moving in.

    • We provide a one year anniversary warranty check in with our clients to address any items that may need adjustments/touch ups.
